When Your Buyer Asks for Concessions

When your buyer asks for concessions it means they are negotiating more than just the price. Concessions are anything the buyer is asking for outside of price. If the buyer is financing a loan for the house he may ask you to pay the closing costs for him/her. There could be furniture the buyer likes and wants you to leave behind. A concession is a thing that is granted, especially in response to demands. A thing conceded.

The most common concessions asked for by buyers is to have you pay their closing costs for them. Closing costs are incurred when financing a real estate purchase. Costs incurred include loan origination fees, discount points, surveys, deed recording fees, taxes, credit report charges and flood plain determination fees. There could be others but these are the most common.

Prepaids are also included in closing costs. Prepaids are buyer costs collected at closing and put into an escrow account for expenses such as taxes, property insurance, mortgage insurance and special assessments.

Asking for closing costs to be paid has become common. So common many times it is expected by buyers. Sometimes lenders make it a condition of pre-approval. It doesn’t mean you have to accept, it’s simply part of the negotiation. When a seller agrees to pay closing costs for a buyer the amount is generally added to the price. It’s not like someone’s giving money away. The potential problem when paying closing costs is the appraisal.

If a house doesn’t appraise the contract has to be renegotiated. A bank  will not lend more then the contract price under normal circumstances. If closing costs are being paid and the house does not appraise the seller will want to take away the paid closing costs. That way the bottom line stays the same. The buyer will still want the closing costs paid but at a lower contract price. There’s potential for the deal to fall apart at this stage.

In some states it’s not common to leave appliances with the property. Asking for said appliances is another concession. Sometimes potential buyers may ask for some of your stuff in an initial offer. That stuff could be your furniture, wall hangings or electronics. I’ve seen buyers ask for riding lawn mowers on homes with large lots.

Concessions are part of negotiations. In a buyers market concessions are asked for more often. In a sellers market not so much simply because the buyer doesn’t have as much room to negotiate. You don’t have to say yes and you don’t have to say no to concessions, it’s all part of the negotiations.

You can easily sell your home yourself. It’s your money, keep it.

 

 

 

 

What A Real Estate Agent Does For You

I know what a real estate agent does for you, because I am one. New agents are taught all the right things to say, all the reasons you ought to have an agent to sell your house. Some are legit, but most you can easily do yourself. And be happy about the money you save.

I could go through all the reasons one by one and break it down but let’s come at it from a more entertaining angle. An argument. This post is being written on this day because I came across an article titled “Homes for Sale By Owners: 5 reasons Why FSBO Sales Fail“. You can guess who wrote the article.  I had to read it since I know you can easily sell your house yourself.

The reason you would want to sell your home yourself is to keep the thousands of dollars you’ll be giving someone else to do it for you. The reason the real estate industry wants you to believe you can’t sell For Sale By Owner is because they want your thousands of dollars. They’ll do anything to convince you. They’ll say anything to get it.

-The biggest argument always is you’ll pocket more money using a real estate agent. I just think that’s absurd. Examples used in this case are the average FSBO price was $185,000. The average home price when represented by an agent was $245,000. That’s the average overall. They never compare homes, or properties. Those figures may very well be true but don’t mean anything. That tells me more people selling $245,000 homes used agents. There’s no way there’s going to be a $60,000 difference in 2 comparable homes in the same market in the same location.

-Next is marketing. Real estate agents offer widespread exposure for your home using the internet. So can you, and in most places

absolutely free of charge or at a very nominal cost. The article goes on to say what a real estate agent does for you is share your home with other agents and their own clients. Your home is shared with other real estate agents via the multiple listing service or mls. And that’s true, but in most cases these days consumers are searching themselves on sites like Zillow and Trulia. When they find homes they want to see they call the number or call an agent.

Real Estate agents don’t spend nearly as much time looking for homes for clients as it used to be. Consumers are finding their homes themselves. If you really feel the need to get your For Sale By Owner on the mls there are companies that will do it for a few hundred bucks.

-For Sale By owner homes might be priced wrong. True, but so may homes priced by a real estate agent, especially an inexperienced one. Don’t price your home wrong. It’s really not that difficult. If you feel you can’t do it hire an appraiser, or interview a real estate agent. Interviewing an agent doesn’t mean you have to hire one.

You could underestimate or overestimate on how much to spend on getting your house ready. True, but so could an agent. This is just math. Once you know what your house could be worth get it in order. You won’t get your money back out of a full kitchen remodel but there are things you do to spruce it up. Painting, doing any obvious repairs and cleaning are all basic things that need to be done.  Your house should look nice, it’s as simple as that. If it needs updating, update it or price accordingly.

-Showings are a drag? Really? Is that really the best argument to hire a real estate agent? Your agent isn’t the only one that shows your house. If your willing to work with  buyers agents they’ll be showing your house. And if you work with a buyer’s agent they’ll do all the paperwork. If you don’t want to work with buyers agents then you show your house. Yes, it’s a little bit of work but so is anything worth doing.

-Finally the favorite of the industry to try and convince you For Sale By Owner is a bad idea,  paperwork. Again you may have to do a little research, make a few phone calls and spend a little money on contracts. A lot more paperwork is involved when using a real estate agent because a lot of that paperwork is designed to protect the real estate agent. All you really need is a contract and any disclosures your state requires. Or you can simply use a quit claim deed.

What a real estate agent does for you is substantial. The question, is it worth the thousands of dollars it cost to use an agent. You can easily sell your home yourself. keep your money.

 

 

 

 

 

 

Depersonalize By Taking The Home Out Of Your House.

One of the most important things that you can do when selling your house is to depersonalize. When you depersonalize your house it gives potential buyers opportunity to place themselves there. They can picture their personal stuff on display in your home.

The more personal things in your house when showing, the less potential buyers can imagine themselves living there. As a general rule get rid of at least a third of your stuff. Depersonalize your house. Put your stuff in storage or simply get rid of it.

Many of my clients rent storage units. Some have been know to store their things with a friend or family member during the selling process. Another very convenient system for storage while selling your house are POD’s. POD’s is a company that will set a storage container in your driveway. When the container is full it will be trucked to whatever location you desire. This is especially convenient when selling your home as sometimes you’re not sure when or where you will be moving to. When you do easily sell your home yourself and find your next one the unpacking will be easy.

Take down any personal photos, family pictures, collections, sports memorabilia, religious artifacts and anything else that says you. That says “this is who I am”. Besides the fact it will be hard for potential buyers to see themselves in this house you also run the risk of actually offending some people.

Selling your home and moving is also a great time to purge. Decide what you really want to take with you to your new home. Once you’ve gone through all your stuff while packing you can discard or donate everything you don’t want or need. This will make selling your current home easier. Your new home then will start fresh.

A properly staged and depersonalized house can feel  like home, a fresh space and a blank canvas all at the same time. That’s what you want to convey.

 

The Kitchen Comes First.

When selling your home the kitchen comes first. Pay special attention because potential buyers will. In a sense you’re not actually selling your house, you’re selling your kitchen, that’s how important it is.

The kitchen is almost always the first place buyers gravitate to when I’m showing homes therefore it has to be impressive. If your kitchen hasn’t changed since 1962 that could present a problem. It will be a major expense and headache for the next owner. They’re not going to want to take that on. When a kitchen has been kept updated throughout the years it may just need a good cleaning and sprucing up.

The benefits of remodeling your kitchen can vary depending on how much work it really needs. Think about your location, price point and style of your house when making remodel decisions. If it needs updating it will certainly pay off to do so. It may cost a few thousand dollars to replace a countertop but a buyer may knock 10,000 dollars or more off their offer if it looks dated.

Some fast and inexpensive fixes for a dated kitchen could be as simple as adding or changing cabinet hardware. If the cabinets are old and dated sometimes you can get away with having them painted or resurfaced rather than replaced. When appliances look old and worn out buyers start adding up the expense of replacing them. To a buyer a $500 stove will costs thousands to replace in their head. They’ll use it as a negotiating point. Consider replacing them first if needed.

When a remodel is warranted carefully manage the costs. Just because you do a full remodel doesn’t necessarily mean you’ll get all your money back. The market value of a home can only go so high depending on the neighborhood and comparables. The home will still have to be priced correctly in order to get it sold regardless of the remodel cost.

When selling your home for sale by owner these are all decisions you can figure out for yourself with a little research. Truthfully real estate agents in general are not that educated on remodel ROI. When you ask them for advice they’re doing the same thing you will, research.

You can easily sell your home yourself. It’s your money. Keep it.

Closets Should Be Half Empty

Half empty closets make the space look twice as big. Storage is something all potential buyers are looking for and there can never be enough. Closets are some of that space. Organize them. Buyers will snoop by opening drawers and doors to see about storage. Keeping your spaces clean, tidy and uncluttered give the appearance of more room.

To often I see wardrobes packed full of clothes, shoes and stuff. I had a client that took the bifold doors off because she couldn’t get them closed and when I asked her to half empty her closets and put the doors on she refused. Ultimately the house didn’t sell because in my opinion it looked cluttered and messy. This particular house actually didn’t have much storage space to begin with so appearances were even more important.

When closets look small and crowded it gives the impression there isn’t much room and these days buyers are always talking about storage space. If it looks like there isn’t enough room for your clothes than there won’t be enough for theirs.

It isn’t just closets. All the storage spaces in your house should be half emptied and organized. You want to give the impression of plenty of room. Maybe you have one of those rooms in your basement. You know the one,  plastic containers stacked haphazardly to the ceiling full of everything you have owned for the last 20 years. Containers full of high school yearbooks, forgotten toys, material never used, forgotten hobbies and ect ect ect…

I suggest renting a storage unit or using a friends garage or parking a POD in your driveway. Take everything out of your closets and other storage spaces that you don’t need. Everything you can live without for the time it takes to sell your home. If you follow our advise that shouldn’t be long. By doing so the storage spaces in your house will appear larger and roomy which is Just what your potential buyer wants to see.

Giving the appearance of a lot of clutter free storage space is an important factor in getting your home sold. Pricing your house right is what will get buyers to visit. Giving the appearance of plenty of closet space will help to sell it!
